The supermarket chain is planning to hold a bidders day on 4 November to spell out details of the £90m plan to build new homes, a 60,000 sq ft supermarket, 438 space car park, swimming pool and ice rink by Streatham station.
The Streatham hub project, which was first given planning permission in 2003, has been racked by delays.
The mixed-use scheme fell victim to a collapse in the housing market as profits from the residential development will be used to help finance the project.
Originally the job was to be built in phases, but to speed along the project Tesco now plans to level the entire site to build all elements simultaneously.

Tesco hopes to start the big job in June next year and complete three and a half years later, when the leisure buildings and car park will be handed to Lambeth Council.
