The Brooklands development is the biggest mixed-use plan to come forward in the area in recent years.
Already, much of the infrastructure is complete with roads and drainage in place among the many thousands of trees and shrubs planted across the 365 hectare site.
Places for People have broken the site into three lots, each with a development value of £114m and estimated construction cost of £67m.
Places for People is looking at several funding deal options.
Among the proposals on the table is a plan to allow developers to share returns from around half the total homes which are to be built for sale.
The remaining 30% would be affordable housing and the balance of homes available for rent by PFP.
Countryside Properties started building the first 200 homes on the site earlier this year.
The first will be ready to move into in September at the same time as the new Brooklands Farm Primary School welcomes its first pupils.
