The mixed-use scheme is one of the few speculative office developments currently under way in the city.
Client Royal London Asset Management selected the contractor to build the scheme at the junction of Pollard Street and Great Ancoats Street.
The project will be a challenging mixed-use development completed in two phases.
Phase one consists of a 7-storey L-shaped Etap hotel with 6 floors of bedrooms and mezzanine floor for back-office functions. A second building will provide 20,000 sq ft of Grade A office space. The ground floors of both building will be used as retail space. The two buildings will be separated by an external plaza.
Phase two will be built at a later date and consist of a further 50,000 sq.ft of Grade A office space with an additional retail space. The project aims for a BREEAM “Very Good” rating as a minimum.
The project manager is CRE8 and the consulting engineer is Shepherd Gilmour.
