Cheshire West & Chester Council approved the scheme to build nearly 1,600 new homes after knocking back a more ambitious 2,000-home plan earlier this summer.
The 250-acre development site at Sutton New Hall Farm will take an estimated 18 years to build out in more than a dozen phases.
A spokesperson for Redrow Homes (NW) said: “As part of this new garden neighbourhood scheme we will also be providing over 40 hectares of open space, extensive wetland and biodiversity measures, sports facilities and allotments.
“We will also be contributing around £2.7m towards sustainable transport, making significant financial contributions to improve shopping facilities in Little Sutton and extending local GP surgeries as well as providing land and money to build a new primary school.”
