Known as The Fitzrovia, the 88,000 sq ft redevelopment project is located 200m from Oxford Street and is being developed on behalf of M&G Real Estate.
The six-storey scheme will provide 65,000 sq ft of Grade A office space, 8,000 sq ft of shop space with eight flats across all floors at one end of the building.
Offsite construction will be a key focus, the facade will consist of both ceramic and brick-faced precast concrete panels, with glazing installed off-site and craned into position as finished bays.
The Stiff + Trevillion-designed scheme has a large focus on sustainability, with targets of BREEAM Excellent, WELL Gold, WIRED Platinum, and NABERS accreditation. Watkins Payne Partnership has deliver M&E design.

Kier is building a strong portfolio of recent mixed-use schemes in London.
It has recently handed over mixed-use 80 Grosvenor St in Mayfair to Frelene (Grosvenor Street) and is currently on site delivering the £106m Marylebone Square scheme, the last whole city block in the W1 postcode to be developed.
