The 370,000 sq ft mixed-use scheme will deliver two new office blocks, private and affordable housing, a 5-star hotel along with pavement side shops, cafes and restaurants.
Following an early soft-strip package, McGee will now complete façade retention and underpinning works and demolition for the main office elements of the overall scheme.
It will then move on to piling, bulk excavation and reinforced concrete works to the new basement and core for the 267,000 sq ft commercial project with main build works then delivered by Skanska under a £140m contract.
The development is in the Mayfair Conservation Area and includes several Grade II listed buildings. To preserve the historical character, the majority of the external facing façades are either retained in place or carefully dismantled and stored for future reconstruction.
On another part of the site Red Construction is delivering enabling works to convert a row of listed Georgian office buildings on South Molton Street into 33 homes, with 17 shops and restaurants at street level and lower ground floors.
McGee Group managing director Seb Fossey said: “Our early engagement and collaborative approach allowed us to not only optimise the programme but also identify and implement innovative carbon-saving measures.”
Works are already underway on site with the entire project set for completion in 2027, marking a milestone in urban development and sustainability.
