The firms will now submit their outline proposals in November to redevelop the Donut roundabout area of the town centre into a modern shopping complex.
Two firms will be shortlisted at the start of the year before a preferred developer is appointed in March.
Cllr John Burrows, leader of Chesterfield Borough Council, said: “We were delighted to have such a high level of interest from potential partners, which I believe is a result of our efforts to firmly put Chesterfield on the map for investment opportunities.
“We’re looking forward to seeing some creative and innovative solutions for the development that will maximise the potential Chesterfield has to strengthen its already substantial shopping experience.”
If a suitable partner is found within the project timescale, a planning application could be submitted next summer with work to begin on the site in 2013.
