Plans submitted to Middlesbrough Council have been a scaled-down from the 19-storey version of the scheme first floated last year.
Work is due to start in August on the new seven-storey building complex, which will provide 60,000 sq ft of office space, which will include a swimming pool, gym and rooftop bar.
Known as Boho X, the project designed by JM Architects with help from Arup as both structural and MEP consultant is due for a completion date in December 2022.

The project is being part-funded by £26.5 million from the Tees Valley Mayor and Combined Authority.
