The vast warehouse hub will be built on a 200-acre development site, to be named New Stanton Park, near Junction 25 of the M1.
Following the purchase by joint venture developer Verdant, the planned distribution hub site at Lows Lane in Ilkeston, is hoping to gain planning from Erewash Borough Council by the end of 2021.
This would enable a start on site from early 2022.
The new centrally located development situated between Derby and Nottingham, is being launched to the market by joint agents M1 Agency and TBD Real Estate.
James Keeton, Partner at M1 Agency, said: “With sustainability and flexibility at its heart, New Stanton Park will be able to accommodate single units from 15,000 sq ft to 1 million sq ft.
“Buildings will be delivered to an Institution Specification, tailored to meet occupiers’ direct requirements.”
The current initial proposals are capable of accommodating the largest of goods locomotives, with 935m-long sidings on a site of 16.7 acres, taking a proportion of HGV traffic off the road network.
