L&Q starts biggest ever in-house delivered construction job

The in-house construction arm of housing association L&Q is ramping up new-build construction activity.

L&Q Construction has broken ground this week on its largest ever new-build project to date – a 476-home scheme at Greenwich Peninsula in South London.

The housing association is moving towards more ambitious self-delivery in a bid to better control costs and programme outcomes.

So far this year, L&Q Construction has started to own-build three projects representing over 1,000 new home starts.

The Greenwich Peninsula scheme is its biggest to date at 40,000 sq m.

L&Q’s in-house construction team will oversee delivery of seven buildings across two plots, opposite St Mary Magdalene School, aiming to complete the major build in 2027.

The project will involve constructing two towers of 22 and 30 storeys in height, two mansion blocks and 17 four-bedroom townhouses suitable for larger families.

Homes are mixed tenure, comprising 70% affordable housing – split equally between London Affordable Rent and Shared Ownership homes – and 30% market sale homes.

The two plots are situated opposite St Mary Magdalene School and will see seven buildings of up to 30 storeys, aiming to be completed in 2027.

The scheme, part of the wider Greenwich Peninsula masterplan, will also deliver over 3,000 sqm of playspace, amenity space and significant landscape and streetscape improvements to what is currently a brownfield site.

Vicky Savage, executive group director, Development and Sales, at L&Q, said: “We are very excited to soon start work on another plot on the Greenwich Peninsula masterplan, working closely with our partners at the GLA and with the support of Greenwich Council.”

L&Q already has considerable stock in Greenwich, with a total of almost 6,000 homes across several estates and developments.

Further East in the Borough, L&Q will soon break ground on Plumstead College, another flagship scheme, delivering just shy of 300 new homes and a new school for the London South East Colleges’ Greenwich campus.
