Two major London city office refurbs approved

City of London planners have given the green light to two major office refurb jobs as efforts to upgrade working in the Square Mile continues to ramp up.

The largest of the two planned office overhauls is at St Magnus House on the Thames north riverside path in front of the Walkie Talkie building.

Developer Pegasi’s plan for the Lower Thames Street building includes creating more green terraces as well as improving the building’s energy performance and public realm.

The project is expected to start in the New Year.

Redevelopment of the nine-storey block includes refurbishment of upper office levels, including new windows and terraces with views over the Thames, and the redevelopment of two first-floor office spaces into a restaurant.

Plans will see a top-floor plant room transformed into a roof garden.

In the heart of the Square Mile, developer Deka Immobilien has gained planning to refurbish 1 Old Jewry, adding a new top floor level with outdoor terraces.

Plans incorporate a 3,200 sq ft roof terrace, accessed via a new ninth floor pavilion.

Designed by architect Sheppard Robson,  the proposed refurbishment will comprise 70,000 sq ft of Grade A office accommodation arranged over first to ninth floors and 5,000 sq ft of remodelled retail accommodation.

The scheme is targeting WELL Platinum, NABERS 5*, EPC A, BREEAM Outstanding ESG ratings.

Refurbishment is anticipated to start later this year with practical completion targeted in mid-2026.

The professional team comprises Sheppard Robson architects, Ramboll Structural engineers, Hilson Moran M&E engineers and Savills Project Management.
