Ballymore submits two plans for 3,700 East London homes

Developer Ballymore has submitted two major hybrid planning applications for riverside sites in east London that would deliver nearly 3,700 new homes.

Proposals for the Thames Road and Knights Road schemes near the Royal Docks have both been submitted as hybrid applications for approval to Newham Council.

It is the second time the plans have been drawn up after Ballymore went back to the drawing board following the adoption of the second staircases rule for residential high rises.

Thames Road, adjacent to Thames Barrier Park and Pontoon Dock DLR, 1,658 new homes of which 281 are affordable – designed by Howells.


The project also proposes 359 co-living suites, a new primary school, light industrial workspace, new parkland, plus ground floor retail and community spaces.

Knights Road, a short walk from West Silvertown DLR, 1,667 new homes are proposed (334 of which are affordable), as well as 4,000 sq m of light industrial and flexible workspace – designed by Allies & Morrison.

Both sites flank Ballymore’s completed 40-acre Royal Wharf project and have been designed to stitch into the thriving new neighbourhood.

“Royal Wharf has become a blueprint for successful brownfield development – completed back in 2020 yet to this day delegations from around the world visit to study the project.

“We look forward to a determination on the Knights Road and Thames Road proposals and hope to start construction next year.”

These two latest applications follow Ballymore’s submission of major planning applications in Edgware and in Ladbroke Grove over the last 12 months.

Together, Ballymore has live planning applications totalling 11,000 homes proposed for London.

Its consented pipeline comprises 5,000 homes, which could be delivered in the next six years.

This includes Cuba Street on the Isle of Dogs, and final phases at Embassy Gardens in Nine Elms and its town centre regeneration in Hounslow, The Brentford Project.

Ballymore also plans new commercial buildings and the restoration of historic buildings at Bishopsgate Goodsyard plus 700 homes at Stratford Waterfront.
